Advantages of Going Through an Agent

The agent knows the market. A good agent knows whether the asking price is realistic, knows recent comparable sales, and can advise on negotiation.

The agent handles the logistics. They coordinate visits, counter-offers, and signings. For a foreign buyer not based in Israel, this is a major advantage.

Some properties are exclusive. Some sellers choose not to list their property on Yad2 and only work through a trusted agent. These properties are not accessible directly.

The agent can bridge the language gap. If your agent is bilingual, they can negotiate in Hebrew with the seller on your behalf.

Advantages of Buying Direct (Private Seller)

No agency commission on the seller's side. Private listings on Yad2 are identifiable. No commission = potentially more negotiation margin on the price.

Direct contact with the owner. You can get information an agent might not have passed on: reasons for selling, flexibility on timelines, property history.

Potentially lower prices. Private sellers who want to sell quickly without going through an agency may offer attractive prices.

Agency Commission in Israel

In Israel, the commission is typically 2% + VAT of the sale price, paid by each party (buyer AND seller). So on a 3 million ILS apartment, the buyer pays 60,000 ILS + 17% VAT = approximately 70,200 ILS in commission alone.

This is a significant sum that must be factored into your total budget.

  • If you're not based in Israel: go through a trusted bilingual agent or a property search service. The added value justifies the commission.
  • If you're on the ground and have time: explore both options. Look at private listings on Yad2, but always have a lawyer verify documents regardless.
