Jerusalem Neighborhoods: A Complete Guide for Foreign Buyers

2026-04-18·9 min read

Jerusalem Is Not a Uniform Market

Jerusalem's real estate market is extremely segmented. The price per square meter can vary threefold between two neighboring streets. Understanding the neighborhoods is therefore essential before buying.

Premium Neighborhoods

Rechavia

The most prestigious neighborhood in Jerusalem. Rechavia is calm, green, and central. Professors, diplomats, and lawyers call it home. Prices are high (18,000 to 30,000 ILS/sqm) but the value is stable. Ideal for long-term investment or primary residence.

Talbieh (Talbiya)

Adjacent to Rechavia, Talbieh is even more exclusive. Grand villas and upscale apartments sit next to the President's Residence. Low liquidity market as properties rarely change hands.

The German Colony (HaMoshava HaGermanit)

Bohemian and gastronomic neighborhood, very popular with young professionals and international buyers. Unique architecture (late 19th century), good connectivity, prices between 14,000 and 22,000 ILS/sqm.

Mid-Range Neighborhoods

Baka and Katamon

Residential neighborhoods popular with the Israeli middle class and French-speaking buyers. Good quality of life, synagogues, markets. Prices between 10,000 and 16,000 ILS/sqm. Excellent value for money.

Nahlaot

Historic neighborhood with undeniable charm, close to Mahane Yehuda market. Apartments are often small but the location is central. Rising market over the past decade.

Arnona

Quiet, family-friendly residential neighborhood in south Jerusalem. Popular with modern Orthodox families. More accessible prices, between 8,000 and 12,000 ILS/sqm.

Emerging Neighborhoods

Givat Shaul

Under redevelopment. Close to Jerusalem's entrance and the future tram line. Spacious apartments at still reasonable prices. For investors with a 5-10 year horizon.

Kiryat Moshe

Mixed neighborhood with undervalued properties. Good transport links, large French-speaking community.

How to Choose?

Ask yourself these questions:

  • To live or invest? — Rental use vs. primary residence changes the criteria
  • What type of tenant? — Students (Givat Ram), families (Arnona), tourists (near Old City)
  • What liquidity? — If you want to sell within 5 years, prioritize Rechavia or Baka
